The average office rental rate in Da Nang in 2025 is about USD 26/m²/month for Grade A offices and around USD 12/m²/month for Grade B buildings.
Grade C Buildings are available starting at USD 7/m²/month and are usually located outside of central locations.
Rents for Grade B and C offices have dropped slightly in recent months due to competition from newer, higher-quality buildings, however the supply has remained consistent in those categories.
Meanwhile, Grade A rents remain stable or rising marginally, but supply still remains low.
The occupancy rate for Grade A and Grade B offices in Da Nang remains above 75% occupancy and even above 85% in prime locations, close to the city center.
When leasing an office in Da Nang, tenants are required to pay a security deposit of 3 months rental fee when the agreement commences. The rental fee is usually paid quarterly (every 3 months).
For most buildings, a minimum of 3 years lease period is required.
Besides the rental fee of the office, which is calculated per square meter, most buildings also require additional fees:

Grade A offices offer higher build quality, more modern amenities, better finishes, better views, often backup generators, advanced connectivity, and more prestigious locations. Grade B offers more modest finishes and amenities, often located slightly off-prime zones, but much better value.
Demand is expected to remain strong especially in the tech & startup sectors. New infrastructure (like Software Park No.2), rising occupancy, and growing business activity suggest upward pressure on demand and rents in Grade A and quality Grade B spaces.
