This two-storey, five-bedroom villa at The Ocean Estates is built around a private lap pool and an unusually large lawn. The pool runs the full length of the terrace, edged in grey travertine and river stone.
The architecture is tropical-modern: deep overhanging eaves, timber columns, and sliding glass that opens the ground floor onto the garden. Inside, pale stone tile downstairs and warm timber floors upstairs.
The centrepiece is a double-height dining hall lit by two sculptural pendant lights, opening to a white marble kitchen island. Full-height glazing on two sides looks into a bamboo screen.
The Ocean Estates is the villa neighbourhood adjoining The Ocean Villas resort on Non Nuoc Beach. Residents share the resort’s two pools, gym, playground, private beach and 24/7 security.
The estate sits midway between Da Nang and Hoi An and is popular with long-stay expat families. Our guide to moving to Da Nang covers visas, schools and setting up.

The Ocean Estates shares the managed facilities of The Ocean Villas resort. These come with a residential lease at no extra charge:
Included for residents
Paid separately
This is the distinction that matters on any resort property: resident facilities are covered by the lease, while spa treatments and restaurant bills are hotel services you pay for as you use them.
The Ocean Estates is on Non Nuoc Beach in Ngu Hanh Son, on the coastal strip between Da Nang and Hoi An. The villa sits on a garden plot inside the estate, a short walk from the resort’s private beach.

1. How much does this 5-bedroom villa at The Ocean Estates cost per month?
This five-bedroom villa at The Ocean Estates rents for $5,300 per month, roughly ₫139,000,000. Villas across The Ocean Villas and The Ocean Estates run from about $4,000 to $8,500 per month depending on bedroom count, plot size and distance to the sand. At five bedrooms on a plot of 670 to 1,100 m², this one sits in the middle of that band.
2. How big is the villa and the plot?
The total plot runs from 670 m² to 1,100 m², counting the built area, the garden and the private pool. The house itself is arranged over two floors with five bedrooms and five ensuite bathrooms. The garden is the unusual part — the lawn is large and level rather than a narrow strip around the pool.
3. What is included in the rent?
The rent covers the fully furnished villa, its private lap pool, terrace and lawn, and the estate management fee. That fee gives residents free use of the two communal pools, the fitness centre, the children’s playground, the private beach area and 24/7 security. There is no separate resort levy on top.
4. What does the tenant pay on top of the rent?
Tenants pay electricity, water and internet on actual use. Electricity runs 2,000 to 3,200 VND per kWh, water 11,000 to 16,000 VND per m³, and internet from 300,000 VND per month. Electricity is the line people underestimate — a five-bedroom villa with air conditioning throughout and a pool pump costs considerably more to run than a Da Nang apartment.
5. Which resort facilities cost extra?
Tides Spa treatments, meals at White Caps Restaurant and drinks at the Beach Bar are paid as you use them, not covered by the lease. Tennis court use is confirmed with resort management. Everything on the resident list — pools, gym, playground, private beach, security — is included in the rent.
6. What deposit and lease terms apply?
The deposit is 1 month, rent is paid 3 months in advance, and the minimum lease is 6 months. Standard long-term contracts in Da Nang ask 1 to 2 months’ deposit on a 12-month term, so a 1-month deposit and a 6-month minimum are easier than the market norm — useful if you are not committing to a full year. If you are renting in Vietnam for the first time, read our guide to rent scams in Vietnam before paying any deposit.
7. Is the villa on the beach?
No — this is a garden plot inside the estate, not a front-row beachfront villa. The resort’s private beach is a short walk away through the grounds. The trade is deliberate: an inland plot buys a much larger lawn and a longer pool for the money, and sea air is gentler on the fittings.
8. What is The Ocean Estates like as a place to live?
The Ocean Estates is the villa neighbourhood adjoining The Ocean Villas, a beachfront community of 114 private villas on land plots from 275 m² to 1,100 m² in Ngu Hanh Son. The same grounds also hold 116 apartments in the two Ocean Suites towers. The resident mix is long-stay expat families, retirees and holiday-home owners, which keeps it quiet outside peak season.
9. How far is the villa from Hoi An, the city and the airport?
Hoi An Ancient Town is 15 to 20 minutes by car, Da Nang city centre about 20 minutes, and Da Nang International Airport about 25 minutes. The Marble Mountains are 5 minutes away, and BRG Danang Golf Resort and Montgomerie Links are adjacent to the estate.
