2. What is the master suite like?
It runs the full width of the upper floor and is closer to a self-contained apartment than a bedroom. It holds the bed area, a dressing and study zone with built-in timber joinery, a private balcony over the pool, and a white marble bathroom with a bathtub under a window, twin basins, a walk-in rain shower and a separate WC.
3. How many bedrooms and bathrooms does the villa have?
Five bedrooms and five ensuite bathrooms, across two floors. Two bedrooms are on the ground floor beside the pool, and three upstairs including the master. Every bedroom has its own bathroom, fitted wardrobes and air conditioning.
4. What is included in the rent?
The rent covers the fully furnished villa, its private pool, terrace and lawn, and the estate management fee. That fee gives residents free use of the two communal pools, the fitness centre, the children’s playground, the private beach area and 24/7 security. There is no separate resort levy on top.
5. What does the tenant pay on top of the rent?
Tenants pay electricity, water and internet on actual use. Electricity runs 2,000 to 3,200 VND per kWh, water 11,000 to 16,000 VND per m³, and internet from 300,000 VND per month. Electricity is the line people underestimate — a five-bedroom villa with air conditioning throughout and a pool pump costs considerably more to run than a Da Nang apartment.
6. Which resort facilities cost extra?
Tides Spa treatments, meals at White Caps Restaurant and drinks at the Beach Bar are paid as you use them, not covered by the lease. Tennis court use is confirmed with resort management. Everything on the resident list — pools, gym, playground, private beach, security — is included in the rent.
7. What deposit and lease terms apply?
The deposit is 1 month, rent is paid 3 months in advance, and the minimum lease is 6 months. Standard long-term contracts in Da Nang ask 1 to 2 months’ deposit on a 12-month term, so a 1-month deposit and a 6-month minimum are easier than the market norm — useful if you are not committing to a full year. 8. Is the villa on the beach?
No — this is a garden plot inside the estate rather than a front-row beachfront villa. The resort’s private beach is a short walk through the grounds. The trade is deliberate: an inland plot buys more garden and a bigger house for the money, and sea air is gentler on the fittings.
