Electricity is the line people underestimate — a beachfront villa with air conditioning in four bedrooms plus a pool pump costs considerably more to run than a Da Nang apartment.
4. Which resort facilities cost extra?
Tides Spa treatments, meals at White Caps Restaurant and drinks at the Beach Bar are all paid as you use them, not covered by the lease. Tennis court use is confirmed with resort management. Everything else on the resident list — pools, gym, playground, private beach, security — is included in the rent.
5. How many bedrooms and bathrooms does the villa have?
The villa has 4 bedrooms, all ensuite, plus a guest WC on the ground floor. Each bedroom has a king bed, wardrobe, wall-mounted TV and floor-to-ceiling windows, and two of the bathrooms have freestanding bathtubs. That suits a family of four to six, or two couples sharing, and sleeps up to eight adults.
6. What deposit and lease terms apply?
The deposit is 1 month, rent is paid 3 months in advance, and the minimum lease is 6 months. Standard long-term contracts in Da Nang ask 1 to 2 months’ deposit on a 12-month term, so the 1-month deposit here is easier than the market norm. 9. Is a beachfront villa practical for year-round living?
Yes, with two things to plan for. Sea air is hard on metal fittings and outdoor furniture, so beachfront villas need more frequent upkeep than inland homes — the resort management fee covers most of this. Da Nang’s rainy season runs roughly October to December, when the beach is rougher and outdoor living slows down.
