2. What is included in the rent?
The rent covers the building management fee, WiFi, all furniture and appliances, and full access to the resident facilities at The Filmore Da Nang — the 25th-floor infinity pool, the dragon-scale pool, the sky gym, the infrared sauna and the co-working library. Many Da Nang landlords quote rent before the management fee, so compare the total figure.
3. What does the tenant pay on top of the rent?
The tenant pays electricity and water only, since internet is included. For a 2-bedroom unit expect roughly 1,000,000 to 2,500,000 VND a month for electricity, and more from June to August when the air conditioning runs hard. Housekeeping is not included and is booked separately.
4. What kind of view does this apartment have?
The balcony looks south along the Han River to Tran Thi Ly Bridge, with Nguyen Van Troi Bridge, the riverfront promenade and Bach Dang Street below. The second bedroom window shares that outlook. This is a genuine water view, but the neighbouring tower stands to one side of it, so the river reads as a wide channel rather than a full panorama.
5. How many bathrooms does it have, and is one ensuite?
Two. The master bedroom has its own private ensuite, and the second bathroom serves the second bedroom and guests. Both are finished in grey marble-effect tile with walk-in glass showers. Two bathrooms is not standard across the 2-bedroom units at The Filmore, so it is worth naming when comparing them.
6. Is the apartment furnished, and when can I move in?
The apartment is fully furnished and available now. It comes with a leather sofa, a six-seat dining table, a wall-mounted TV, a bed in the master bedroom, built-in wardrobes in both bedrooms, balcony furniture, a fridge, a microwave, an induction hob with an extractor hood, a kettle and a washing machine.
7. Is there a washing machine in the apartment?
Yes. The washing machine is built into a cabinet recess in the bathroom, so it is inside the apartment rather than on a balcony rack. Many Da Nang apartments at this price put the machine outside or leave it out entirely, so check this when comparing units.
8. What deposit and lease terms apply?
This apartment takes a 1-month security deposit, with rent paid 3 months in advance and a 6-month minimum lease. Standard long-term contracts in Da Nang ask for 1 to 2 months’ deposit on a 12-month term, so both the deposit and the commitment here are easier than the market norm.
